Terms and conditions

1. Who you are dealing with

Commercial Air Conditioning is a trading name of S&K Property Investments and Improvement Ltd, a company registered in England and Wales (number 16932889), registered office Unit 1 Hembs Crescent, Great Barr, Birmingham B43 5DG. Any contract for work arranged through this website is between you and S&K Property Investments and Improvement Ltd. Some work may be carried out by engineers or subcontractors working under our supervision; we remain responsible for the work.

Business customers only. Our services are provided to businesses and other organisations acting in the course of their business, trade or profession. We do not contract with consumers through this website. Prices are shown excluding VAT unless stated.

2. Guide prices and quotes

Prices on this website, including those from the guide price tool, are guides only and are not offers. A price becomes binding only when we issue a written quote and you accept it. Written quotes are valid for 30 days unless they state otherwise and are based on the access, site conditions and information available at survey.

3. Payment

For installation and replacement projects, unless your quote says otherwise: 50% on acceptance of the quote, 40% on the first day of installation, and the 10% balance on satisfactory completion. Service, repair and inspection visits are invoiced on completion. Invoices are payable within 14 days unless agreed otherwise in writing. Prices on this site exclude VAT unless shown; VAT is added at the applicable rate.

4. Changes to the work

If you ask for changes, or we find conditions that could not reasonably be seen at survey (for example concealed obstructions, asbestos, inadequate electrical supply or structural issues), we will explain the effect on price and programme and only proceed with your written agreement.

5. Your responsibilities

  • Give us safe access to the work areas, roofs and plant spaces at the agreed times.
  • Obtain landlord, managing agent, planning or listed building consent where needed. We can provide drawings and data sheets to support applications.
  • Tell us about any known hazards, including asbestos surveys for the building.

6. Equipment, warranty and records

Equipment remains our property until paid for in full. Manufacturer warranties are as stated by the manufacturer and usually depend on regular servicing. We carry out work with reasonable care and skill, as the law requires; if you think there is a defect in our workmanship, tell us and we will inspect it and put right anything that is our responsibility. On completion we provide commissioning and F-gas records.

7. Cancellation

You may cancel before work starts by giving us written notice. We may charge for costs already incurred, such as equipment ordered specifically for your job, and we will refund any deposit paid less those costs.

8. Liability

We are not liable for indirect or consequential losses, such as loss of profit or business interruption, except where the law does not allow this to be excluded. Our total liability under any contract is limited to the contract price. Nothing in these terms limits liability for death or personal injury caused by negligence, fraud, or anything else that cannot legally be limited.

9. Complaints

Email info@commercial-airconditioning.uk with the site address and details. We acknowledge complaints within two working days and aim to resolve them within 14 days.

10. This website

We try to keep the information on this site accurate but it is general guidance, not professional or legal advice. Remote and island locations carry a travel charge (ferry fares and any accommodation at cost, plus travel time), quoted as a fixed amount before anything is booked. Photos and videos are computer-generated to show the type of work we do and are not photographs of our own completed jobs. Links to other websites are provided for information; we are not responsible for their content.

11. Law

These terms are governed by the law of England and Wales, and the courts of England and Wales have jurisdiction. Where the work is in Scotland or Northern Ireland, the courts there may also hear disputes about it.
