What is air conditioning cleaning?

Air conditioning cleaning is a deep clean of an indoor unit's filters, heat exchanger coil, fan, condensate tray and drain, and the outdoor unit's coil. It removes dust, grease and biological growth that cause smells, reduce air flow and raise running costs.

In the UK, expect around £95–£245 per indoor unit, plus VAT. A typical job (deep clean of 2–4 wall or cassette units) is £345–£795 plus VAT.

Units in kitchens, gyms, salons and busy offices collect grease, hairspray, skin flakes and dust. Over time the coil clogs, the fan wheel gets coated, and the drain tray grows slime — which is where musty smells come from.

A deep clean goes further than a routine service: the unit is opened up, the coil cleaned with a suitable cleaner and rinsed, the fan wheel cleaned, the tray and drain flushed and treated, and the outdoor coil cleaned so the system can reject heat properly.

Things to plan for

Smells

Musty smells usually mean biological growth in the coil or tray; a deep clean and drain treatment normally cures them.

Grease

Units near kitchens need cleaning more often, and sometimes relocating.

Downtime

Each unit is out of action for about an hour while it is cleaned.

Frequency

Most units need a deep clean every one to two years; kitchens and salons more often.

Questions about AC cleaning

Why does my air conditioning smell?

A musty smell usually comes from mould or bacteria in the coil, tray or drain. A deep clean and drain treatment normally removes it.

How often should units be deep cleaned?

Every one to two years in offices; every three to six months near kitchens, in gyms or salons.

Is cleaning included in a service?

A service includes filter cleaning and coil checks. A deep clean strips the unit down further and takes longer.

Will cleaning reduce running costs?

Clean coils and filters let the unit move air and exchange heat properly, which reduces the energy it needs to reach temperature.
