What is a fan coil unit?

A fan coil unit (FCU) is a heating and cooling terminal unit, usually hidden in the ceiling, that blows room air across coils fed with chilled and hot water from central plant. Fan coils are common in multi-let offices and hotels, where each unit serves a zone with its own controls.

Typical prices in the UK run from £65 to £145 per fan coil serviced before VAT; a typical job (service of 20 fan coils) is usually £1,300–£2,900 plus VAT.

Many office buildings and hotels are served by hundreds of fan coils connected to central chillers and boilers. When tenants complain about noise, poor temperature control or leaks, the cause is usually a tired fan coil — a worn fan motor, a sticking valve, a blocked condensate tray or an old controller.

We service, repair and replace fan coils, upgrade old AC motors to efficient EC motors, and replace controls, working floor by floor so occupied areas are disturbed as little as possible.

Where it suits

  • Multi-let office buildings
  • Hotels and serviced apartments
  • Landlords and managing agents
  • Cat A refurbishments
  • Buildings with central chillers
  • Fan coils that are noisy or leaking

What is included

  • Fan coil condition surveys
  • Filter, coil and condensate tray cleaning
  • Fan motor replacement (including EC motor upgrades)
  • Valve, actuator and controller replacement
  • Full unit replacement
  • Water balancing coordination with your mechanical contractor

How a visit is carried out

  1. Survey

We sample units across the building and record condition and faults.

  2. Plan

Repairs or replacements are programmed floor by floor.

  3. Work

Units are serviced, repaired or replaced with minimal disruption.

  4. Commission

Controls and air flows are checked and records updated.

Things to plan for

Water systems

Fan coils depend on the chilled and heating water systems; we coordinate with whoever maintains the central plant.

EC motors

Upgrading old motors to EC motors reduces electricity use and noise.

Condensate

Blocked trays are a common cause of ceiling stains; regular cleaning prevents them.

Access

Work is planned around tenants, often out of hours.

Questions about fan coil units

What is a fan coil unit?

A ceiling or wall unit that heats and cools a room by blowing air over coils fed with chilled and hot water from central plant.

Why is my fan coil noisy?

Worn fan bearings, loose panels, blocked filters or high fan speed settings are the usual causes.

Are EC motors worth it?

Usually, where units run for long hours. They use less electricity and give smoother speed control.

Do you maintain chillers too?

We focus on the fan coils and terminal units and coordinate with the central plant maintainer.
